Pararius review 2026: is it legit, and is Pararius+ worth it?
What is free, what Pararius+ adds for €29.95 a month, and how Pararius compares with Funda, Kamernet and HousingAnywhere.
Pararius is one of the first websites most expats open when they start looking for a rental in the Netherlands. It is a legitimate, rental-only platform where professional agents post their listings, and you can search and respond for free. The paid Pararius+ subscription only makes you faster. It does not give you access to extra homes.
This review answers the questions people ask before signing up: whether Pararius is safe, what you get without paying, when Pararius+ is worth its monthly fee, and which other sites to use alongside it. For the full landscape of rental sites, see our Dutch housing platforms guide, and for the search itself our guide to securing a rental.
Short answer
- Legit: running since 2006, only professional agents and housing organisations list there.
- Free: searching, daily alerts and responding cost nothing.
- Pararius+: €29.95 a month after a 1-cent, 14-day trial, for instant alerts and response insight.
- Use it alongside Funda, and Kamernet if you want a room.
Table of contents
Is Pararius legit?
Yes. Pararius was founded in 2006, is part of TreeHouse B.V. and describes itself as the largest independent rental website in the Netherlands. According to its own about page, more than 2.5 million home seekers visit it each month and over 70,000 people a year find a home through it.
The more important point for safety is who may list. Pararius only accepts professional organisations: real estate agents, property management companies, developers and housing associations. Private landlords and roommates cannot post there, which removes the most common source of fake listings on open classified sites.
That does not make every message safe. Scammers copy real Pararius listings to Facebook groups or send emails pretending to be the agent. Respond through Pararius itself, look up the agent independently (many are members of the NVM or another trade body), and never pay before a viewing and a signed contract. Our rental scams guide lists the warning signs.
Is Pararius free to use?
Yes, everything you need to find and apply for a home is free. Pararius says so directly: you can always respond to properties without a subscription. Pararius+ changes how fast you hear about new listings, not which listings you can see.

What is Pararius+ and what does it cost?
Pararius+ is an optional subscription for tenants, introduced in July 2023. Its main benefit is timing: free users get one email the next morning with all new matches, while Pararius+ members get an email for each match as soon as the agent publishes it.
What you get
- Instant email alerts for your saved searches
- The number of responses a listing already has, so you can judge your chances
- A dashboard with the status of each property you responded to, including your position
- A rental profile you send in one click, with your income and living situation
Price and trial
The first 14 days cost 1 cent. After that the subscription renews automatically at €29.95 a month. You can use the trial only once: if you cancel and sign up again later, you pay the full monthly price straight away. The Pararius+ page has the current terms.
Note: Pararius itself warns that agents use different selection methods, so your position in the response list is not always decisive. Pararius+ also cannot guarantee you a home: the agent still chooses based on household and income.
Is Pararius+ worth it?
Pararius+ is worth it when speed is what stands between you and a viewing. In the big cities, agents receive far more responses than they can handle, and some invite candidates in the order they responded. A morning email then arrives too late. Outside the Randstad, or above the price range most people search in, the daily email is usually enough.
Worth it if
- You search in Amsterdam, Utrecht, Rotterdam or The Hague
- Your income meets the usual requirement of 3 to 4 times the rent
- You can respond within minutes during the day
- You plan to search for one or two months, not half a year
Skip it if
- Your income is below what agents ask for: speed will not fix that
- You are looking for a room rather than a full apartment
- You search in a quieter city where listings stay up for days
- You already pay for an alert service that covers Pararius
The last point matters. Pararius+ only speeds up Pararius. Paid alert services watch hundreds of rental sites, Pararius and Funda included, for a similar monthly price. If you would only pay for one tool, compare them first in our rental alert tools comparison.
How to cancel your Pararius+ subscription
- Log in on pararius.com and open Account settings.
- Go to Subscription management and select Cancel subscription.
- Wait for the confirmation email: the cancellation is only complete once you have it.
The subscription stays active until the last day of your current month. If you cancel within the first 14 days, you can also use your legal right of withdrawal through the form Pararius links on its help page. Your free daily alerts keep working after you cancel.
Does Pararius have listings and filters in English?
Yes. Pararius.com is the English version of the site: menus, search filters, your account and the Pararius+ pages are all in English, and Pararius publishes a guide for expats. The listing descriptions themselves are written by the agent, so some are only in Dutch. A browser translation is enough for those, and you can respond to the agent in English.
How does responding to listings on Pararius work?
You respond through the form on the listing. Your message goes to the agent who posted the property, not to Pararius. The agent then decides whom to invite for a viewing, usually based on income, household and how complete your information is. Pararius does not take part in the selection.
How to make your response count
- Respond the same day: popular listings in the big cities collect many responses within hours.
- State your gross monthly income, contract type, move-in date and household in the first lines.
- Have your documents ready: ID, employment contract or employer statement, recent payslips.
- Only respond to homes you can actually afford, so agents take your next response seriously.

Pararius vs Funda, Kamernet and HousingAnywhere
| Platform | Who lists | Best for | Cost to respond |
|---|---|---|---|
| Pararius | Professional agents and housing organisations | Long-term apartments and houses | Free |
| Funda | Agents (mainly a sales site with a rental section) | Long-term rentals, especially agent listings | Free |
| Kamernet | Private landlords, roommates and agents | Rooms, studios and shared housing | Paid premium account |
| HousingAnywhere | Landlords and agencies, booked online | Furnished mid-term stays, often booked before arrival | Fee on top of the first rent when you book |
Pararius vs Funda
Use both. Funda is the best-known Dutch property site for buying, but it also has a rental section filled by agents. On 6 November 2026 Funda listed 868 rentals in Amsterdam and Pararius 1,059. Many agents post on both, though not all, so checking only one means missing homes. Pararius is rental-only, which makes searching simpler, and its whole site is in English.
Kamernet vs Pararius
Kamernet is the room market: private landlords and roommates advertise for free, and you need a paid premium account to respond. Pararius is the apartment market: professional agents list whole homes and responding is free. Students and anyone looking for a room should start on Kamernet, see our student housing guide. Professionals looking for their own apartment should start on Pararius.
Pararius vs HousingAnywhere
HousingAnywhere is for booking furnished housing online, often before you arrive. You pay the first month and a fee through the platform, and the payment is held until shortly after you move in, which protects you if the home is not as advertised. Pararius works the traditional way: respond, view, sign with the agent. A common route is HousingAnywhere for the first months and Pararius once you are in the country and can attend viewings.
Pararius alternatives
No single site has every rental. Besides Funda, Kamernet and HousingAnywhere, expats use Huurwoningen.nl, which has its own listings and a paid subscription to respond, and housing corporations for social housing, which usually requires years on a waiting list. Our housing platforms guide compares all of them.
If what you want from Pararius+ is speed, an alert service is the wider alternative: one subscription that watches hundreds of rental sites, Pararius included, and alerts you the moment something matches. The Stekkies vs Rentbird comparison covers two of them in detail.
One alert for Pararius and 650+ other rental sites
Pararius+ speeds up one website. Rent.nl watches more than 650 Dutch rental sites, Pararius and Funda included, and alerts you as soon as a matching home goes online.

Frequently asked questions
Is Pararius legit?
Yes. Pararius has existed since 2006, is part of TreeHouse B.V. and calls itself the largest independent rental website in the Netherlands. Only professional organisations list there: real estate agents, property managers, developers and housing associations. That makes it safer than Facebook groups or classified sites, but scammers sometimes copy real listings elsewhere or pose as an agent, so always check the agent before you pay anything.
Is Pararius free to use?
Yes. Searching, saving searches, receiving daily email alerts and responding to listings are all free. Pararius states that you never need Pararius+ to respond to a property. The paid Pararius+ subscription only adds speed and insight: instant alerts instead of one email the next morning, the number of responses per listing and one-click responses.
What is Pararius+ and how much does it cost?
Pararius+ is an optional paid subscription for tenants, launched in July 2023. It sends an email as soon as a matching listing goes online, shows how many people already responded, keeps an overview of your responses and their status, and lets you send your rental profile in one click. It costs €29.95 per month after a 14-day trial for 1 cent (November 2026). The trial can be used only once.
Is Pararius+ worth it?
It can be in Amsterdam, Utrecht, Rotterdam and The Hague, where agents receive many responses and some select in order of response. It is not worth it if your income does not meet the agent's requirement, usually a gross income of 3 to 4 times the rent, because speed does not change that. If you want instant alerts from many sites at once rather than Pararius only, an alert service that covers hundreds of rental sites is the broader option.
How do I cancel Pararius+?
Log in, go to Account settings, then Subscription management, and select Cancel subscription. The cancellation is complete when you receive a confirmation email, and the subscription ends on the last day of your current month. Within the first 14 days you can also use your right of withdrawal through the form Pararius provides.
Does Pararius work in English?
Yes. Pararius.com is the English version of the site, with English menus, filters and account pages, and Pararius publishes an English guide for expats. Listing descriptions are written by the agent, so some are only in Dutch; a browser translation handles those well.
Pararius vs Funda: which is better for renting?
Use both. Funda is best known for homes for sale but also lists rentals from agents; on 6 November 2026 it showed 868 rentals in Amsterdam against 1,059 on Pararius. Pararius is rental-only and its whole site is available in English, while Funda's rental section is part of a much larger sales site. Many agents post on both, but not all.
Kamernet vs Pararius: which should expats use?
They serve different searches. Kamernet focuses on rooms, studios and shared housing, lets private landlords and roommates advertise for free, and requires a paid premium account to respond. Pararius lists mostly whole apartments and houses from professional agents and lets you respond for free. Students and people looking for a room start on Kamernet; professionals renting a full apartment start on Pararius.
Pararius vs HousingAnywhere: which should I use?
HousingAnywhere is built for booking furnished, mid-term housing online, often before you arrive: you pay the first month's rent and a fee through the platform, and the payment is held until shortly after you move in. Pararius works the traditional way: you respond, view the property, and sign with the agent. HousingAnywhere suits a first few months; Pararius suits a long-term home once you are in the country.
